Property

The lessor (Aikaterini Laskari L.P. – Corfu Terra Group Services) will lease the apartments to the lessee for the agreed lease period. The lessee is authorized to use the rental property in its entirety including furniture and appliances. The lessor must agree to the following obligations towards the property.

  1. Additional charges (& operating cost)

Fee of resilience to the climate crisis / accommodation tax

To current legislation, the climate resilience fee is imposed per daily use and per apartment, as follows:

For the months of April to October : 2 euros

For the months of November to May : 0,50 euros

The total above amount according to the duration of the stay, should be applied on the spot to the leseer, upon arrival.

There are no OTHER additional charges to the lessee.

  • Parking in the yard is free of charge.
  • Wi-Fi is free of charge.
  • The A/C consumption is included at the total amount.
  • The available place for luggage storage is free of charge.
  • BBQ at the garden is free of charge.

 2. Basis of the leasing contract 

The rental will be governed by the following provisions:
1) The property should only be used for residential purposes.
2) The lessee agrees to return the rented property under the same conditions as the get it. 

3) All the rest obligations of lessee and the lessor in relation to the house where they have to be  respected by both sides are listed in the relevant ANNEX I.

The Parties declare and recognize each other:
a) the building unit is rented exclusively forresidential purposes, excluding any other purpose.
b) this contract has been created only for private use between the two parties in order to preserve their interests only. Under no circumstances can it be used by either side for other reasons or given to third parties.

c) Any change to this agreement can only be made and can only be demonstrated by written action.

3. Reservation Policies 

Check-in: 15:00 p.m

Check-out: 10:30 a.m

Obligations of a homeowner


  • The bungalow is delivered clean and in order to the visitor’s entrance.
  • No cleaning service is available during the stay.
  • The sheets (sheets and towels) change every 4 days and upon in consultation with the lessee.
  • The owner provides all bed linen, such as linen, pillowcases, towels.
    Client’s Obligations
The Client agrees and accept the following rules:
  1. Smoking is prohibited inside the bungalow. Smoking only at the balcony.
  2. Parties are not allowed and gatherings of many people inside the apartment or in the common areas of the accommodation.
  3. It is forbidden to move any furniture and household appliances in or out side of the apartment. If necessary, please contact the person in charge of the accommodation.
  4. Public areas such as the garden and the parking are only available to accommodation guests.
  5. To keep silence at the times hours of common quiet and to avoid any noise or noise disturbance to other guests, during the stay.
  6. To accept the house rules are written at the leaflet inside the bungalow.

Damage from other causes

Damage caused from the guests
It is necessary a big attention at guests’ behavior to avoid damage and keep safety. For any damage or fire caused by the lessee will be borne by the lessee.
In the event that any damage is caused to furniture or electrical utensils and appliances or else, through his own fault, the lessee is obliged to immediately inform the owner and to repair the damage the soonest possible, at his own expenses, in consultation with the owner.
The guest agrees to pay for any breakage, loss or damage to the property, its components or its contents caused or occurring during the rental period by the him or another visitor who shares the apartment. If the guests are liable for damage or loss of any item of property stock during their stay, they will be charged on the spot to cover the cost of replacement or repair

  • In case a problem occurs in the bungalow during the stay of a guest, he should submit it immediately to the owner, in order to be given the opportunity to correct any problem. Complaints received after the end of the lease term will not be accepted.
  • We cannot accept responsibility for events beyond our control, e.g. damage to household equipment, bad weather and natural phenomena or actions of transport companies.

Very important notes for the lessee

  • It is forbidden to discard waste paper in the toilet bowl as it may block the drainage tray.
    Waste bins for the disposal of garbage for recycling and organic garbage are in
    the yard.
  • Tap water is not drinkable.
  • Due to the high cost and of electricity because of the energy crisis, it is considered
    necessary for the considerate use of electrical appliances and especially air conditioning. Therefore, kindlyn ask you to turn off all electrical appliances (except refrigerator), air conditioning and light bulbs when you are not in the apartment.
4. General Terms

Privacy Statement
We are committed to protect your privacy. When you book, we need to know your name, email address, mailing address and telephone number.
A privet contract between the two parties, the client and the owner will be signed with all booking details.

Vacation Rentals Booking
Client
: The Client means the person completing the Booking Form and in addition all other persons on whose behalf he/she is completing the same.
Owner: The legal owner or the manager of the property.

Booking Deposit: The Booking Deposit is the 30% of the total accommodation cost.
Online payments : Visa, Mastercard, Maestro, Diners, Discover Debit/Credit cards accepted.

Balance:

  • 30% of the balance of the total amount must be paid 30 days before arrival.
  • The balance of 40%/ remaining payment must be paid upon arrival (in consultation with the owner).

Last minute reservations will be confirmed subject to prompt settlement of the full amount payable.

Booking


The booking is not valid until the completed and signed Booking Form and appropriate Booking Deposit Fee have been received by the owner and the owner have sent confirmation of the booking to the client.

Payment
In the case of non-payment on the due date, the lessor reserves the right to cancel the booking and the Booking Deposit Fee is forfeited according to the following cancellation payment.

Cancellation Policy
It sometimes happens that due to unforeseen circumstances you cannot come to Corfu and your holiday needs to be cancelled. Cancellation takes effect on the date we receive your email. If you cancel after we confirm your booking, you must compensate us for losses, as we incur costs from the moment you make the booking. The closer your cancellation is to the arrival date, the less likely we are to recover these costs by re-selling the accommodation or holiday extras. The amount we can refund becomes less as your arrival date approaches, as shown below.

The following refunds will apply:


For cancellation after the deposit is applied:

  • Full cancellation 30 days prior to arrival ,
  • After 30 days prior to arrival, or no show, no refund of the deposit will be given.
